Major Improvements

Twin Towers Condominium Association strives to maintain its property in excellent condition.  From time to time, major repairs and renovations have been undertaken, some of which are described below.

2011 Parking Garage

In about September of 2011, a major renovation of the parking garage structure was undertaken.  The total construction budget was $701,937.   The Association stated that, pursuant to the ownership and/or operating agreements between the Association and the separately owned North Tower, the Association was responsible for $256,928 of those costs, plus $6,368 of the contingency allowance and $28,406 to cover the assessments pertaining to the commercial units, pending recovery in litigation.  The parking unit owners apparently paid 30% of the costs.  The foregoing division of costs does not appear to correspond with the recorded documents.

2013 North Tower Dismantle

During the summer of 2013, the separately owned nine story "North Tower" was dismantled by the owner of that interest, Turner Park North, LLC, an Idaho company that, according to various reports, is 100% owned by Mutual of Omaha.   There was no cost to the Association.  Perhaps, in theory, the North Tower could be rebuilt by the owner of that property interest, however, such would seem to this editor to be unlikely.  The first level structure and the underground parking remains.

 

According to Douglas County records, on December 5, 2008, the North Tower was purchased by a developer, ND24 Turner Park Lofts, LLC, a company owned by Des Moines developer Troy Strawhecker, for $437,000.  At the same time, the developer purchased the vacant property east of the zipper parking and north of Runza for $800,000.  On December 21, 2012, the North Tower and the vacant property was purchased by Turner Park North, LLC, for a combined price of $2,521,450.

2013 Chiller

In 2013, the Association replaced the chiller that supports the building air conditioning systems.  The board accepted a bid of $123,811 from the Waldinger Corporation.  The bid included a new chiller, repair or replacement of pumps, and a five year parts only warranty on the compressors.

2014 Elevator and Roofing

In December of 2013, the Association undertook at $682,451 project  to modernize the elevators and upgrade the roof. The elevator project is planned to reduce energy to operate elevators by 40%, reduce maintenance costs by 20-25%, bring elevators into code compliance, reduce liability exposure, and provide safer and more dependable transportation at almost twice the prior speed.  The roof project will put a new twenty year membrane system over most of the roof.
